Hello, VJ-ers. I was hoping to find some answers here as I’m about to prepare the materials for our ROC application.

 

If the mortgage loan was taken before I arrived and my husband has not added my name because we don’t want to refinance, should we still include mortgage bills as evidence of cohabitation and/or shared finances? (The payments for mortgage are coming from our joint checking.)

 

Also, an auto loan was taken early this year, but we didn’t apply jointly due to my limited credit history. Should we also include this since the bills are addressed to our residence and payments are coming from our joint checking?

 

If so, should we also include letters to explain why these loans are not “joint?”

I have the same situation.  I had a cover letter explaining that I already owned my home and there was no advantage to refinancing in both names.  I included paperwork to show when I bought to document my statement.

 

We bought a car together, so I can’t speak to that.  Just state why and provide other evidence.  Joint utilities, etc.  If you have both doing direct deposit to the bank account, that may help.

I don't think the loans are that important as long as you have other evidence. We have the same mortgage situation and we didn't send an explanation. We did send bank statements of joint account that have the mortgage payment. We also added my name to the deed of the house, and sent it as proof of cohabitation.

We don't have car loans but we made sure my name was added to the car title (purchased by husband before marriage).

Don't worry so much about what you do don't have, focus on what you do have!

 

And about the credit, I would suggest your spouse add you as authorized user in some credit cards to build your credit. It has helped me tremendously!

Timeline

if both names are not on it, providing it is a moot point. Focus on what you do have and provide a logical and valid reason for those items you do not. Utilities, insurance, wills, power of attorneys, bank accounts - whatever you have together is what you can focus on.

Joint stuff:  bank accounts, credit cards, insurance (health and auto and life), beneficiary statements, and property (home, auto, etc), bills, shared mobile phone plan, are all good, hard evidence.  Other things like memberships etc are also good.

 

A spouse can be added to a car title and deed without being added to a mortgage or loan.  That might have been done but as long as you are both insured on it it is probably OK.

 

Other things include experiences.  Example trips you have booked and taken together (records of the trip and a couple photos), family functions attended (holidays, etc with notated photos) aren’t primary but add to the overall quality of the package.
