Making an extravigant purchase while removing conditions.....

Hi Guys :)

Me and the hubby have decided its high time we move from our neighborhood (The area is going down hill fast and we rent) and purchase our first home together way out in the sticks (hubby wants his own piece of land to hunt and fish on). We have seen the PERFECT property!!!!! and have contact the relator for a viewing. However, we are going through the ROC process right now. I sent my petition to remove conditions in December 2015 and shortly after had my biometrics and received NOA1. My question is.... when we buy, will the fact im going through the ROC process bare any effect on us buying a property? Hubby has been in the same job 18 years (warehouse manager) and I have been in the same job since I received my green card (im a receptionist in an animal hospital). Both of us work long, full time hours and have good credit scores each. Thanks in advanced for your input (L)

Thanks Cheezees! The reason I was concerned is that I have read a few threads with interest just recently where people have been denied interviews and jobs because they are going through the ROC process. This really worried me.

it sorta depends on the loan officer's understanding of the docs on you, the resident alien.

Some are dense, wanting to focus solely on the dates printed in the green card and don't even understand what an I-551 document is.

Sometimes my language usage seems confusing - please feel free to 'read it twice', just in case !

Yep.... this is my concern darnell. In the state of Mississippi I am entitled to first time buyers rights so the house will be in my name with hubby secondary. The house is....... dreamy! I guess all we can do is roll with it and see what the outcome is :huh:

We bought our home shortly before my ROC approval! We did not have any issues whatsoever! A painless smooth process it was. Since you are already a PR, I think you should be fine!

No problems. We were in the same situation as you are. Bank asked me for my green card, that's all.

RFE dated 12/18

RFE mailed 1/20

Approved 2/2 ! ( letter came from the local office)

Card received 2/17/15 !!!!

This is really more about being financially able to handle the payments than it is about immigration. If the income of the USC is sufficient to meet the financial requirements for the mortgage, there is no issue. If both incomes are necessary to meet the financial requirements, then a bank or mortgage company 'might' have cause to look at how 'permanent' your residence is.

As others have said, you are probably OK.

I bought a new car (with a loan) while waiting for ROC. I already had an account with the bank, and all they needed was my driver's license and pay stubs.

I also applied for mortgage pre-approval. I asked the loan officer specifically about my ROC situation, to avoid any surprises. They said that as long as I am in the process of renewing it and can show that (I had the one year extension on my passport), then it will be ok.

We refinanced right before Joan's two-year green card expired. No problems at all. Good luck.

QueenComley - while going through the process of ROC: I have purchased property, interviewed and changed job, traveled internationally etc. I have not had any problems. I speculate that you will not have any.

And, now while going through the process of Naturalization: I (we) had a our first child.

Life takes its own course......immigration/ROC shouldn't hold you back. Good luck.....dealing with bankers (well, I'm one!)....
