Lease agreement as proof we met for K1 visa

My personal observations since becoming a VJ member in 2016:

Number of VJ members who later regretted choosing a K-1 over a spousal visa:  Many

Number of VJ members who later regretted choosing a spousal visa over a K-1- None

That indicates some dissatisfaction, for many, with the K-1 process somewhere along the journey. I would think it is the limbo period after arriving.  Couples should consider the advantages and disadvantages over the entire immigration journey.  

Life is full of choices....and consequences.

To answer your question. You don't need to include the lease. Many people don't have lease and stay together with family in their home. 

Proof of presence inside your home country should suffice!

Would've went with CR1 if we could but living together abroad for extended periods of time wasn't doable at the time and it'd take months to plan a marriage in a country that doesn't hate gay people

Since your fiance / fiancee can actually get into the US (on a tourist visa I assume) - if you choose to go CR-1 rather than K-1, getting married in the US physically (rather than via Utah zoom) is also an option. Provided he/she later return to the country of origin this is perfectly fine. Popular city halls might be booked weeks in advance, but smaller towns should be fine (I don't think it took us that long to book in SF - definitely under 2-3 months). But yeah, YMMV - with K-1 your fiance(e) won't be able to work for a while, with CR-1 they can soon after they arrive under CR-1 status

Alternatively, as you mention several previous visits you can file the K1 right now (you only need one qualifying visit within the last 2 years). 
Especially if you’re from a “low fraud” country the visits multiple visits you’ve already had should suffice. 
I agree with @Vashezzothat knowing the country the beneficiary from is fairly important in giving good advice going forward…  and if “speed” is the utmost importance then knowing you don’t need another visit of 4 months would be advantageous.

A slip of paper I have to retain until leave Thailand. And I  present to Thai immigration on exit. 
 

But in November 2022 that was not the procedure. 
 

Immigration procedures change without warning. 
 

I stand by my advice.

You only need 1. plane tickets and boarding passes and 2. pictures of your visit (maybe 5)

TM6 (the slip of paper you referenced) is only required at land crossings in/out of Thailand unless a Thai national.  This requirement was discontinued for anyone traveling via air but still continues today at all land crossings.
