I can download our house deed via our county’s online recorder website, however it has an ‘unofficial’ watermark across each page. Is this sufficient to submit as evidence or do I need to pay for the official certified version (~$25), which also may take months to obtains due to COVID delays.

 

Also, we refinanced so wondering if I need to provide initial deed and post-refinance updated deed? Thanks!

I think any copy which shows both names as owners is sufficient.

In summary, it took 13 months for approval of the CR-1.  It took 44 months for approval of the I-751.  It took 4 months for approval of the N-400.   It took 172 days from N-400 application to Oath Ceremony.   It took 6 weeks for Passport, then 7 additional weeks for return of wife's Naturalization Certificate..

A copy should do just fine.  It's still a legal document. I'm about to do my I-751 and submitting only a copy of our lease.

I did the same, just printed out the copy that's online. Initial deed is not necessary.

A copy showing both of your details on the deed is what matters. Good luck......
