Buying a House on Conditional Green Card

Yes this IS a pain!!

My wife brought two house will having a conditional greencard, One with me and her on the note, it was fairly simple.  She purchased another one in her own name for rental and it wasn't anything out of the ordinary.

 

Stay away from banks, and the process will go a lot faster and smoother.  Go with a Mortgage lender and it  a lot faster and a lot less pain in the rear.

Just when you think you have TDS eradicate,  a new case shows up.

We bought out house while my husband was on a conditional green card.   I did have 1 lender who told me my husband could not be on the mortgage with a green card (i knew this to be incorrect information so just moved on) I had a 2nd lender who told us that while my husband could be on the loan it would be easier not to include him and refused to move forward in the process unless we agreed to the mortgage being only in my name.  We ended up going with a mortgage lender from a local bank.  She assured us his green card was not a problem conditional or not, and she frequently worked with people in the same situation.  we went thru the process with no problem, and even received a first time home buyer grant to cover the down payment.

Yes it really depends on the Bank (remember Citibank was involved in the financial debacle in 2008 so they are extra careful).

My Husband and I just closed on our home last week. The underwriter accepted the expired green card and extension letter with no questions asked. I think it depends not only on the mortgage company, but the underwriter as well, because even our LO wasn’t sure it would be accepted.

10/07/2015: Received NPIW letter

12/03/2015: Green Card Approved! (Card being Produced) :dancing:

12/10/2015: Green Card received in the mail!!!

09/22/2017: NOA1 in mail (dated 9/19/17)
