My wife and I have decided to move from Queens. We are looking to move Oct 1 (we could move in as early as Sep 1 if need be), to either Brooklyn or Manhattan. We are looking for one bedroom place in a nice neighborhoods, and we don't want to pay 15% brokers fee (standard for NYC, but I just can't do it). So if you know of an apartmant opening let us know. Also if you live in NYC, please send us your landlords phone so that we can contact them and see if they have any openings.

Neighborhoods we are considering are:

Brooklyn Heights

Canadians Visiting the USA while undergoing the visa process, my free advice:

1) Always tell the TRUTH. never lie to the POE officer

2) Be confident in ur replies

3) keep ur response short and to the point, don't tell ur life story!!

4) look the POE officer in the eye when speaking to them. They are looking for people lieing and have been trained to find them!

5) Pack light! No job resumes with you

6) Bring ties to Canada (letter from employer when ur expected back at work, lease, etc etc)

7) Always be polite, being rude isn't going to get ya anywhere, and could make things worse!!

8) Have a plan in case u do get denied (be polite) It wont harm ur visa application if ur denied,that is if ur polite and didn't lie! Refer to #1

If you cannot afford to pay a 15% brokers fee, you probably can't afford the sort of place

you're looking for.

I paid $3,500 in brokers fees for my rent-controlled apartment in Manhattan's East Village.

The market rate for a studio here is $1,600 / month, one-bedrooms are $2,500+ / month.

Thanks for the input guys. I know about Craigslist, but when it comes to NYC apartments it is hard to find anything good on there.

And it is not that I cannot afford to pay brokers fee, I have this mental block of paying someone $3,000 - 4,000 for just showing me a few apartments. So I would really, really prefer not to pay it, but if need be I will do it.

I know that New York real estate is mad house, and that is why I am looking for some help from VJ-ers.

I think mawilson made a good point, if you can't afford that fee then you probably can't afford the apartment!

:thumbs: Shew you aint kidding. My 3 bedroom house with at least 1/2 acre yard is only $500 a month and it is an adorable house.

I try to avoid living in NY like the plague. Too big and too expensive for me.

Won't have it any other way :luv:

I'd love to live in NY for awhile but sadly it will never be financially possible!

I am always amazed to see what rents are in other parts of the country. We have a 1,700sqft duplex, 4 bedrooms, 2 bathrooms, a nice "garden", and a garage for $800/month. We didn't pay anyone to find it or show it, just looked in the newspaper.

I suppose I should add that we are in Lexington, Kentucky. NOT the boondocks, but not NYC either, LOL.

I just notice that in the orinal post I said I can't pay the broker's fee, once again, correction, not that I cannot financial pay, it is just that i have a problem with it, and I really don't want to.

Are you thinking of buying...down the road? The condo and coop prices are coming down slightly.

You should also consider adding Prospect Heights to your list (West side PH... right next to Park Slope). Many beautiful Brownstones etc). Go to this website and apologize for intruding and post your question there. You will have to post it to an already existing post. But the people in that blog are quite knowledgeable about the areas you have listed. www.brownstoner.com. Many are owners so one of them may even be renting something right now.

Thanks for the blog. I'm moving to New York when I get done with my travels later this year, and I'm reeaallllll worried about $$. Sometimes it is so tempting to move somewhere where the rent is 500 or less for a 1 br or something.

NYC and the outer boroughs (Brooklyn Queens esp) are definitely pricey. When I was looking to buy a house in Brooklyn I was competing with all of these people who were shacking up primarily because they could not do it alone financially. It was scary. If you are not obsessed with living in Manhattan, you can get some decent deals in really nice nabes in Brooklyn and Queens if you network a bit.
