Just seeing the term 'Car Dependent' conjures up a negative image in my mind where I have to drive everywhere.

I disagree. Depends on the buyer and what kind of neighborhood they want to live in.

When gas was nearing $5 a gallon - I think that left a lasting impression into everyone's minds about cars. Add to that the majority of Americans who believe that Global Warming is a serious issue, and people are going to thinking more along these lines.

I'm sure more will, but not all. Walkability is just one measure, which has to be balanced against other (often competing) measures like safety and school quality, etc.

But this is another informational tool that buyers can use, and that's always a good thing.

Man is made by his belief. As he believes, so he is.

For the record, this is my house in the US (not where I live here in the middle of São Paulo). I live on a farm in Georgia....

I hope this website is part of a permanent change in the way people buy homes. Imagine if home buyers will now expect or demand a standardized ratings system on the walkability of a home? This could really revolutionize future residential developments. Very promising. :yes:

I wonder how complete the index is though. I'm sure its a good indicator but maybe some stuff gets missed off and the price of a home changes.

But it's no different than other indicators that have been used as value assessments to the overall price of the home. And for so long, things like aesthetic factors, have dominated the selling points of homes. I think people are going to re-prioritize what are the most important selling points of a home and walkability will rank up as one of the top ones.

True enough steven. It will impact the buying decision ergo the sale price. It is an important factor but the accuracy needs to be an important consideration. Its all about location, location, location.

Mine got an 8/100. But then again all puertoricans are VERY car-dependent, specially without a proper public transportation system. Where I live, places I can walk to that are about 10 min away are a big grocery store (I never see anybody walking there though, as you have to cross a big avenue and the lights are a mile away), a walmart, a subway, a gas station convenience store, a 1st bank agency, a Papa John's, and a McDonald's. Again, nobody walks to any of these but they're all within a 10-15 min walking distance.

My parent's address in Brasil also got a 9/100 score, they live in a big condo at the edge of a small town there, since it's the closest center for banks, machinery, etc for our farm. The farm, of course, is a 0/100. :lol:

My old house in Brasil before I moved here, in a mountain city near Rio de Janeiro got a 23/100. Hmmm, now they ignored a bunch of stuff 'cus where I lived before although a very calm, quiet, beautiful residential street I was 10 minutes away walking distance to: an University, several restaurants, two grocery stores, several video stores, several deli places, a hotel, two small malls, assorted small stores like butchery, hardware store, furniture store, several real estate agencies and on the weekends a square that was taken over by a fair type place that sold locally made clothing (very cheap, always full, great for winter pullovers, etc).

My old house in Brasil before I moved here, in a mountain city near Rio de Janeiro got a 23/100. My address in Brazil didn't get the "right" score either. It said it was a 11/100 (and car-dependent)...which is just wrong! It failed to mention most of the stuff in the area where I live. There is a huge shopping mail about 1/2 mile from the house and it has everything a person would need (including a giant grocery store, cinema, tons of restaurants, and lots of stores) and it didn't mention that at all. There are lots of other things around my house as well. If I wanted (and had a job around where I live) then I wouldn't ever have to take a car or bus anywhere. Come to think of it, there is an English school about 10 minutes walk from where I live too...it's just not the one I work at!

I think we've found the fault with the program. If the program doesn't know that certain things exist, then it's not going to include them in your score. Obviously! But the point is that it seems like a lot of places here in Brazil (and maybe some other countries down here in South America) aren't well documented.

Yeah, at that location I lived in there was barely any need for a car if you weren't lazy. :lol: Banks were downtown though, as was the cinema.
