Hi everyone,

We're getting ready to prove our financial worthiness. I own a property and my husband and I are buying another that we intend to move to when we get approval to move to the US. My question is, what documentation is suitable to show ownership and value? I hadn't even thought about this before. Not sure what I need to get and how challenging it may be from overseas.

You need professional valuation by a certified valuer. I am not sure about Germany (or wherever you are) but the state records that the valuer researches have the registered owner's details anyway. Get a valuation on the property and the official report will be acceptable. It worked for us in Australia as we used the beneficiary's assets to avoid the need for a co-sponsor. Good luck!

And if there's a mortgage, a mortgage statement, as only the "equity" is an asset, not the full value of a mortgaged property.

If "income" is sufficient, simply leave blank all the asset questions or use the I-864EZ.

If the property is in Germany, they may not accept it's value, or only at the x 5 level rather than the normal x3 level, so keep that in mind.

You need deeds, and a recent evaluation (property tax records will not suffice), and of course if you borrowed against it/ have a mortgage, only the part that you own fully will count.

Me: Irish/ Swiss citizen, and now naturalised US citizen. Husband: USC; twin babies born Feb 08 in Ireland and a daughter in Feb 2010 in Arkansas who are all joint Irish/ USC. Did DCF (IR1) in 6 weeks via the Dublin, Ireland embassy and now living in Arkansas.
