Hi

Our I-130 has been approved and now we are waiting the case # at NVC.
On I-864 we want to try to use our assets to meet the requirement for household of three. Somehow we do not want to use co-sonsor. MY USC wife is with me in Europe and she has no US income because she is working here. Here we have two houses and two vehicles for sell.

When the time comes for filing AOS package and if by then we will not be able to sell one of the house (to get cash), can we use them as assets anyway?

As I understand the instructions for I864, we have to enclose proof of ownership and estimated net value of real estate?!

Who should do the estimation? Real estate agent ? How about the estimation of our vehicles?

At the end we are planning to sell everything here, but we do not want to sell under the price, just to get liquid cash.

Whenever real estate is used as an asset, the estimated value must come from a professional appraiser in the form of an appraisal.

I may be wrong (and correct me if I am), but I find it highly unlikely foreign real estate would be allowed because if the terms of the I-864 were not met and the government sought reimbursement, they probably could not put any liens on foreign real estate the same way they could on US real estate.

September 12, 2011: IV bill invoiced
September 13, 2011: Paid IV bill (payment portal showed PAID on September 14, 2011)
September 14, 2011: Emailed IV package
October 3, 2011: Emailed checklist response (checklist generated due to typo on Form DS-230)
October 6, 2011: Case complete at NVC
November 10, 2011: Interview - APPROVED!!!

January 28, 2014: Production of new Green Card ordered

February 3, 2014: New Green Card received; done with USCIS until fall of 2023*

December 18, 2023:  Filed I-90 to renew Green Card

December 21, 2023:  Production of new Green Card ordered - will be seeing USCIS again every 10 years for renewal

Ryan is correct.

Most embassies will want the assets to be US based. If needed, you can probably delay the case some to get the house sold.

A professional and recent appraisal is needed to value the home. As for the vehicle, in the USA you'd use Kelly Blue Book, is there something similar in your country? If not, maybe get evaluation from 2-3 garages.

Me: Irish/ Swiss citizen, and now naturalised US citizen. Husband: USC; twin babies born Feb 08 in Ireland and a daughter in Feb 2010 in Arkansas who are all joint Irish/ USC. Did DCF (IR1) in 6 weeks via the Dublin, Ireland embassy and now living in Arkansas.

I have asked my embassy (Slovenia)about that question, but the answer was they can not help me with filling the form...whatever....

We will estimated real estate and try to use it...we'll se what will happen.

Yeah...we managed to sell one real estate :D. Now we will transfer money to US account. Do you recommend that we include sales contract to show from where the money is?
