i-134 no income or co-sponsor

i have no income for last 4 years. no co-sponsor but i own house worth 60k. 3 vehicle total worth around 60k. credit card with limit of 15k. bank account more than 20k . is that enough ? what do i need to show as proof!!??? . for cars use kbb ? for house zillow ?

No, they will not consider the house as one other on her found out with house paid off and worth over $200,000 as if you are requested to give it up for immigration issues, you have no place to live

maybe another can explain it better but this was bought up about 2 days ago when she asked why don't they consider my house as an assest?

I would say find a co-sponsor, just to be on the safe side. They want to see that your other half will be taken care of without the need for government assistance.Anyone can have a house car etc...does not mean they can afford to maintain that lifestyle they want to see a regular income it shows stability

In general you cannot use your residence or primary car as assets. Also, the credit card is irrelevent. All said, it seems you do not have enough assets and either need a job or Co sponsor.

Yes it will help but if you can get a co sponsor just as added security. Read the K1 guide on this site to make sure you have all the supporting documents you need for example letter from your employer to confirm details of your current employment, tax statement, bank letter.

You may include the net value of your home as an asset. The net value of the home is the appraised value of the home, minus the sum of any and all loans secured by a mortgage, trust deed, or other lien on the home. If you wish to include the net value of your home, then you must include documentation demonstrating that you own it, a recent appraisal by a licensed appraiser, and evidence of the amount of any and all loans secured by a mortgage, trust deed, or other lien on the home. You may not include the net value of an automobile unless you show that you have more than one automobile, and at least one automobile is not included as an asset.

which means he can use his house as an asset right?

The equity in a primary home can be used for the I-864. This is a recent change. Prior versions of the I-864 did not allow counting a primary home.
