Timeline

That is a very large topic, and much depends on where you want to buy, whether you are already here or are buying while abroad, what sort of home and how much money you have )both in terms of range of house prices and will you need a mortgage etc). Can you be more precise?

Me: Irish/ Swiss citizen, and now naturalised US citizen. Husband: USC; twin babies born Feb 08 in Ireland and a daughter in Feb 2010 in Arkansas who are all joint Irish/ USC. Did DCF (IR1) in 6 weeks via the Dublin, Ireland embassy and now living in Arkansas.

i want to buy an house with 3 beds, garden if possible, in the state of colorado. about money that will depend

OK.  I am not familiar with local laws or the housing market there, but in general:

- Make sure to get a survey, to include termite check

- Make sure to specify what comes with the house, unless it is a completely new build (ie if you view the house and it has a dishwasher, microwave, curtain rods etc, do they come with?

- Check if the house is in a neighbourhood with a HOA.  If so, google the HOA for reputation, and make sure you get a copy of their rules before you sign anything.

We had a Realtor, went and looked at a lot, made an offer on the one we liked.

Often times you can find a mini course on buying/selling a house. My old workplace offered it for a nominal fee ($50) and we had a realtor come after work couple of days to go over everything- procedures, law (radon mitigation), inspections, financing, negotiations and similar. 

 

Very useful (we went on to sell our house the next year).
