Basically, what exactly are the numbers used to to figure out if you meet the guidelines or not? To be specific, I need an income of $18,387 for myself and my fiance. Is this before or after taxes? Before or after deductions such as health, dental, and vision insurance, and retirement accounts? This can make a big difference.

Then I'm going to become an Owner-Operator. The gross income before truck payment, insurance, base plates, etc. is well into six figures. Actual take home isn't that much, though lol. :)

So are you self-employed? If so, your income will be whatever is listed on line 22 (total income) of your 1099. Just a heads up.

For a self employed person the income used is line 22 from the most recent form 1040 tax return.

No, not part of your household.

Do you need the rental income in order to meet the income requirement? Are you claiming that rental income on your taxes? If you don't need it, and don't claim it as income, then I would not include it.

Use your income as stated on your W2 if you are a wage/salary earner.

Wait until after the I-864 for the Adjustment of Status to go O/O. Why give yourself that headache.

It's better to make your own thread if you have specific questions - but no, renters aren't typically included as part of your household unless you're financially responsible for them. Do you claim them as dependents on your taxes? If anything, you may want to include his rent $ as income for you - but you may have to pay tax on it (if you're not doing so already)

The name is Jack . . . Thread Jack.

No, I'm not self employed. I'm a truck driver for a company, but thinking about going Owner-Op. Probably won't be until after I get my baby here. We're thinking of touring the US by big rig.

Very cool B-)
