BTW meauxna whats a 'rent-back'? My realtor is not worth a milk bucket under a bull.

What I meant by it is that the sale can go through and you 'rent back' your old house from the new owner while you finalize your own new purchase.

I realize that you might be a bit hindered in the looking by Wes' status? Or you've got the financing handled? Either way, time to start beating on your agent if you are outside 'normal' turnover time for your area. Around here, if something doesn't have an offer w/in 4-6 weeks (usually less), you start asking 'hey, what's wrong with that place?'

edit to add: I realize that isn't actually the main problem you put forth---but it might be helpful too. Who will 'not make a contract' with you for *your* new purchase? Sellers who don't want a contingency sale? Can you fix it with financing?

Yes I Think you are nuts for posting a serious question on any online forum. Dont you know this is strictly for entertainment purposes only. Soon folks will be passing out popcorn, your question will be totally ignored and there will even be a few making fun of you....if they do happen to respond to the post instead of making pages and pages if inane comments for thier own amusement..

I think that is a horrid thing to say to her. She is always here for other people and i can never remember a time she complained.

Becca, I don't have a whole lot for you right now because I'm in the middle of writing the Mammoth Research Paper from Hell which has to be handed in on Tuesday along with the other three papers I haven't written yet, but I will say this:

You and I have spoken at some length about what Chris and I went (and still continue) to go through, and you know from just listening to The Marsh Dilemma that Wes is right. One little thing will make a HUGE difference, and when it happens, the other pieces will start to fall into place. It's always hard when everything piles on top of you, but have faith that you WILL get through it.

You are a strong woman, and any company will be lucky to have you - and likewise for Wes. Money is a b!tch - you know you're talking to someone who knows only too well. But money is not why you went through this process; you did that because you had dreams of a better future. And that future will come, even if it isn't tomorrow.

You know where I am.

Hopefully things will make a turn for the better soon.

Anyway, on the real estate issue. One thing that worked for me when selling a house a few years back, was as follows:

The house was on the market for over 90 days with no contract. My realtor was not very encouraging throughout the process, too busy I suppose. After speaking to a few friends about it, they suggested that I take the house off the market for a couple of weeks and change the price. I also acquired a different realtor.

With respect to real estate listings and price search ranges, often times you may be caught between "typical" thresholds that buyers search for, under or over.

The new realtor suggested a logical price, that pulled it over that threshold. The house was listed again and I had a contract within ten days. Sold.

May be something to explore. Best wishes.

Regarding the house - there are over 1000 homes in our area for sale. I am told average turn time is 155 days. Our house was over-priced at first - we lowered it $5000. I am hesitant to drop it much more at the moment as you can go down but not back up. Our listing agreement ends on 9/13.

We have no financing hurdles. I have two sources for a new mortgage - rather proud of that as well because I was pre-qualified on my income, credit and stability alone. As noted the lenders won't count his income. But we can't afford a bridge loan or any of those things - we can't afford 2 house payments.

We found another nice house Friday evening. Its a 'for sale by owner'. I've asked the woman how she feels about 'waiting' for us to sell our home. She's supposed to be discussing it with her siblings. I really don't know what else to do but sort of explain it to people and hope maybe someone will work with us.

We're having the same deal... we have been sitting on a house for a year, that needs to be sold. We have two houses now, and on this house we are paying so much in taxes and just money to keep it running... the market is tough right now.. we get a lot of looky-loo's but no serious bidders.

I am sorry to hear your hubby doesn't have his green card yet due to a name check..

What's up with that?

I know I spend a lot of time on this machine too to keep my sanity and I feel down alot cause things didn't work out the way we totally planned either, but that is bound to happen.

Life is not perfect and there are so many times I feel like I wish I could just do some crystal ball magic and see what's next.

Rebecca, sorry for what you're going through - it's hard for me to even imagine a housing market so saturated - over here in Orange County, houses will oftentimes well get offers even before they're officially listed.

May I ask what is Wes' educational, training background? If he has the right qualifications, would you both consider relocating for a job as Gary suggested? Has Wes tried some of these online job search engines? If the opportunities just aren't abundant there in WV, perhaps moving would be the best option?

Regarding moving. I have a son who is about to enter his senior year in high school. Not only is he an excellent student who just whipped out an ACT score of 29 on his first try (which gives him the WV Promise Scholarship - full tuition - no room and board) but he is the Drum Major for the marching band this year. An honor and distinction he has worked his BUTT off to earn for the last 3 years. I can't take that away from him.

A lot of this immigration journey has been done with my son in mind. In all honesty it would have made more economic sense for me to have moved to Northern Ireland. Wes had a stable job - even though he hated it he had been there 8 years. He also had a house that he could have purchased for the paltry sum of 15000 sterling (due to the fact he and his family had rented it for 30 years). Effectively I could have sold my home, taken the equity and moved over there and paid cash for his. We could have improved it with grant money from the UK government, lived in it for 5 years, sold it (I'm guessing given his deep discount, improvements we would have made, and the passage of time) and moved back here with enough cash in our pockets to buy a comfy home plus live easily for a bit without worrying about immediate employment. But he moved here instead because of my boy.

Rebecca i am very sorry to hear what you are going through at the moment. To the poster geezer cop on sometimes people just need an outlet for their issues. We dont have such a perfect life like yourself.

The immigration part sucks bigtime and i can understand where you are coming from. We had a comfortable life in ireland but we decided to move here to be close to my wifes family. Now i havent been working since i moved over and soon the ###### is going to hit the fan money wise. We just have the worst luck when it comes to immigration matters.I dont know what really to say but just hang in there. Once wes gets his greencard things will fall into place. Just remember its your family that is most important.You are an outstanding mom. Your son is an excellent student who seems to have the world at his feet and even moreso when he goes to college next year. And you have wes what more can i say.

You have given me so much good advice on here its only right that the favour can be returned. On the greencard problem, have you thought of going to court and getting the judge to issue you the greencard. It has been done before after the FBI checks took so long. There was a thread about it somewhere.
