Maybe someone will help you figure out how many bedrooms you can make out of this.

It depends where the location is......60,000pesos isn't bad at all....that's 1,200 pesos per sq.mtr..you can build a 2 bed room house with that, say 40 sq mtr floor area (up and down)....I work in a real estate and the cheapest lot we sell cost 5,500 per sq mtr.and that's in malolos,bulacan...Good luck

"Our Wedding Prayer"

Lord, help us to remember when we first met,and the strong love that grew between us.

To work the love into practical things so nothing can divide us

Grant us a Love that grows stronger with each passing year.

We ask for words both kind and loving

and for hearts always ready to ask forgiveness as well as to forgive.

Guide us to overcome every challenge

and keep our dreams pure to each other always.

Dear Lord,we put our marriage into Your hands.Amen

If your heart acquires strength, you will be able to remove blemishes from others without thinking evil of them.

538 sq feet for about $1200 US ($2.25/sq ft) that's small (average US lot size is around 3000 sq feet by comparison). You could build 'up' and get a few rooms but forget about a yard.

538.1955 sq. ft. is correct but was is the shape of the lot? 1 by 538 feet? If square 23 by 23 feet, about the size of my family room. Then you have to look into building codes and zoning laws before purchasing, where I live, my home as to be at least 50 feet back from the road, with at least 12 feet on both sides from the structure to the property line, for a two story structure has to be 20 feet, a 23 by 23 foot plot of land wouldn't do me much good. Also have to check for easements and mineral rights.

If zoning laws did permit, could build either a hot dog or news stand on that property and get rich off of it, maybe.

I am trying to imagine building something that was 12sqm smaller than my apt in Germany. That 62sqm had a kitchen/dining room, living room, bathroom, and bedroom. The bedroom could have been divided into a smaller room and perhaps the eating area (that was where our daughter was put for the first year). It was tight, but doable for two people, maybe a small child in addition, but not a permanent solution. I probably would not do it with more, but I admit I don't know a lot about life in the Philippines.

Did get to see my wife's condo in Caracas for the first time a couple of weeks ago, cool. It's exactly 50 square meters. Main room has a stacked washer dryer, range, sink, and a refrigerator against one wall separated by a counter for the living area large enough for a 27" TV set, a sofa and one small chair. Opposite to the kitchen wall is a small hallway that leads to the bath, small upright shower, toilet, and an airline sized vanity, then to one bedroom. Think queen size bed would fit in there, but not much else. For us to share it, she would have to part with a bunch of her clothes.

While maid service is very cheap in Venezuela, between the two of us, we could have the place clean in about five minutes, even washing the windows, was only two. A five by five picture window in the main room and a small window in the bedroom. Ha, we would have a lot of time to spend in that bedroom, let's move in. Condo came with one parking space, large enough for a small pickup, if we wanted to move, could put all of our stuff in there. Life would be much simpler.

1sq meter is a little more than 3sq feet (actually 3 feet 3.37in)

so 50 square meeters is 164sq feet

in other words its less than a acre because 1 acre is equal to 43,560sq feet.

seems like the type of lot that your going to have to build up and not out..
