Previous jobs and previous pay stubs say nothing about his "current income".  If Dad can document sufficient current income, using SS declaration letter and Retirement income declaration or statement, there is no need to show or document any assets.  Unless the petitioner is claimed as a dependent on Dad's tax return, she is not part of his household size.

Okay, So he must go there, which is in Akropong in the Eastern Region, he must take the copy there and tell them they will correct it and give him An Authentication letter to explain the error on the address.

It can be changed, they will give a new marriage certificate and authentication letter but you have to pay for that ... thanks

There ya go.  All cleaned up.  Handful of wedding photos (half dozen) should suffice.  You also forgot the only document that matters - marriage certifcate.
 
Now add:
Proof of establishment or intent to establish ties to the US (petitioner)
and start working on how the US petitioner will fulfill the support affidavit requirements
