Yeah I heard that from a colleague who moved to a Dallas burb. The house was HUGE and he got it for only 400k so obviously prices are dirt cheap... but his property taxes were 15000 a year. And his AC bills are around 500 a month too, sucks!

But atleast he has a huge house ;)

$500.00/month for AC and 15K on property taxes? Damn.

Geez it's Texas! I've got to believe solar energy can help this guy out in the summer there. The payback would be what, 6 months?

Uh...AC is not billed separately. His electric bill doesn't have to be $500 a month, unless he's an idiot or he bought a house that's over 3,000 square feet and he runs the AC constantly. His electric bill would likely be extremely low in winter. One time when I was living in Austin, I got an electric bill in winter for the princely sum of $20. My parents average their bills over the year so they don't get any nasty surprises in summer.

When you have a huge house you are also taxed on its square footage, but I've never heard of property taxes on a $400k house being that high. Someone here is lying.

If it sounds ridiculous, it probably is.

If you lived in a McMansion you could run up $500 for electricity in one month with relative ease. ELECTRICITY, not AC; AC uses electricity and is billed on the electric bill. Like I told Gupt, they don't have separate AC bills and you can't really tell how much of your bill is made up of AC usage, though a good assumption in Texas in summer is "most of it."

I am calling BS on $15k property taxes. I don't believe it for an instant, and I'm willing to bet money that his property tax bill was REALLY somewhere in the $7-$8k range. Property tax rates do not vary widely in the DFW metro area, and my parents' house is worth about the same. Their property tax bill was nowhere NEAR that.

Don't just believe everything Gupt says about Texas, especially since he lives in New Jersey. :whistle:
