I've heard in some parts of the US you can't give a house away, especially an older house built mid-century, which is what this house appears to be. I hear some of this is due to peoples' fears about the quality of schools in 'older' neighborhoods, the responsibilities of maintaining an older house which will certainly need expensive repairs before a newer one (on average), and having to undo the previous owner's decor. These fears can be overcome with school reports, a good survey, and a paintbrush.

The decor in the bedrooms is very personalized and it may not appeal to as wide an audience as (perhaps) bare off-white walls with maybe a botanical print or two. I loved my red and white study in my house here in the UK, but it's not to everyone's taste...so it had to go. The room is now magnolia. We liked the light purple feature wall in our living room, but we painted over it too. My husband's study was green, but now it's magnolia...you get the idea.

Estate agents here in the UK recommend neutralizing decor, de-cluttering (including wall art), and de-personalizing your house for a quick sale. :star:

my only suggestion to you is this: be absolutely SURE that you publish the link with the "/" on the end of the address...the page will not load without that little slash!

Really? I'm getting it to work in Explorer without the slash at the end.....hmmmmmmmmm

Superb job of highlighting the amenities. I agree, a link to mapquest, showing its location and its relation to local schools, shoipping malls etc might be a nice touch.

Really? Because it's the web I was actually trying to retain SOME anonymity and safety. That's why the address isn't there................now I'm confused.........

Yep, looks it. When my brother and his wife went house-hunting, they refused to even look at houses built before the year 2000. This is true of many buyers nowadays. When hubby and I buy a house we probably won't look at anything built before 2000 as well; we just don't like mid-century styles, and having owned a house built in 1962 for the last five years, we don't want to deal with an older house and its maintenance headaches for a long time. The right house in the right neighborhood could change that; we're not 100% closed to the idea of an older house, but it's not what we would prefer. We're not at all atypical!

If you're desperate to unload it you could always try selling to a broker. You'll get a lot less money, but you won't have the hassle of trying to sell it anymore.

You don't have to specifically state where you are, but you could maybe include "15 miles from *insert town or city*" that way, if any one commutes to work they know distances etc.

As we are looking, that is the first thing I like to know (I hate commuting) lol, and whether it is in a high tax band area etc.

But, all in all, it is a very impressive website and house. I would have no objection buying a '78' built house as long as everything is in working order.

Not in your wildest dreams. :lol:

What about offering to purchase a 1 year home warranty for the buyers. That might relieve some fears about the older home. I work in real estate, and my client is a new home builder, but it did not sway me to buy new. I'm partial to older homes, myself.

Fantastic.. . now I can see all the wonderful parts... the windows.. the drawers.. bla bla bla...

Is the roof new? If it is you might want to mention that.. (looks new to me)

Thanks Janet. I put the site up yesterday so you all could watch it being built - I thought those at work might find it kind of fun to go back from time to time and sort of watch my husband 'working'. I'm glad we did it that way too cause we got some useful suggestions we have incorporated.

Theres a 'house features' tab where I mention the roof is new. I've gotten several comments in this thread that make me think readers are not using that tab. Either that or I need to make the page easier to read. Going to have a look at that as well.

Becca.. I looked at all the tabs.. ..

It is only now.. after . reading and re-reading it did I find that you said "New dutchlap siding, dimensional roof, exterior doors and garage door with I-drive brand opener installed in 2003."

Personally I think there is alot of discreption... alot of words.. sometimes its good to go with short bullets. That is what the eye catches first.. Dont make the reader look for the info.. Put it right square in there face.. even if you bolded the "new roof"

Just remember.. KISS... keep it short n sweet

Bec, (L) love the house (L) and the site looks great! :thumbs: I wanted to wish you luck with new interest and a buyer soon. I wish it were in Oregon, you'd have me hooked. :D

It's cracking me up hearing your house is considered older...mine was built around 1913. :lol:
