What are good ways to show ties to home country?

Hi, I already have a thread concerning trying to get an F-1 visa for my girlfriend. Her being from Venezuela is raising concerns. I know the final decision rests with the CO, so what are some ways to convince him/her that she will return? Both of my parents have passed away, while she has a bunch of relatives in Venezuela-it wouldn't even make sense to marry in the US-should this be brought up? Also, she has title to a car and her mom has a house. She is asking some friends and relatives to write letters showing ties and also some clients for whom she has done freelance work. Are any of these a bad idea? Do any of you have suggestions to add? Thank you for your help.

How about bank accounts showing that she doesn't need to stay in this country for financial reasons, deeds to any properties she may own, employer letter, school letter, if applicable. Anything that will show she needs to get back to Venezuela may work, it's not a guarantee though, but it may work.

You have not mentioned anything so far, very much case specific.

Freelance work or letters from friends and relatives are not considered ties to home country.

Think it from this perspective if you were CO and someone showed you some letters from friends / relatives some letters from past client would it make you think this person would return back to his/her home country after the completetion of studies?
