    Listen Sir, I thank you for your various responses in here. Yes, I asked you the same question, but more in details (with an image from the government website) it was just because I wanted to make sure that I well understood, nothing else! but not because I do not want to hear you like you already told me once, or because I want to hear only what I want. I am very sorry, but I feel  that you have absolutely NO pedagogy, that you are some arrogant or lack of patience, thus I will certainly not bother you anymore; I will not want to use this forum anymore, and will certainly not recommend it to anybody else.

    Appraisals are done by professional appraisers.  If you decide to sell, sell before sending the affidavit of support, so you can show the cash in an account and document where it came from.  They need to see the money sitting there for a few months or see documents showing where it came from if it hasn't been there for a while.  This is to avoid the fraud of petitioner's borrowing money from potential joint sponsors that don't want to sign the I-864 contract.

    For emphasis.  Note the word or.  You need no mortgage OR a statement of the mortgage, so equity can be established.  None of this is needed if you sell, and I strongly advise you to sell.

    It appears you are still using "convenient interpretation" rather than literal.  You won't continue to live in the same condo once your spouse immigrates, so living there now doesn't change how the asset is declared, evidenced, or evaluated.
     
    The evidence needed to establish location, ownership, ...... is the same for assets.  You establish the value of real estate one way and one way only, if it is foreign.  Some folks have used tax assessments for US based property but that's not likely to work with zero income, even with US property.  You really do need to "sell" and convert to liquid cash, in order to be confident.

    They will not consider your Colombia "home" as your home asset.  You have to be domiciled in the U.S., so your home asset must be in the U.S.
     
    So you have 3 overseas real estate assets in Colombia that "might" be able to be used as assets, if you can prove they can quickly be converted to cash.

    Yes, appraisal is what is needed, but better to actually sell.  Become an A-Student of the actual I-864 "instructions" about using assets, including their definition of "liquid".  Starting a new topic isn't going to get you different answers.

    Right, and in this case it is selling your investment properties, and/or a joint sponsor.  You may actually need both.

    You're borderline, at best.  A joint sponsor is in order.  Not obtaining one before the visa interview, will likely result in a delay, in my opinion.  Nevertheless, all you can do is all you can do.

    If you are currently living in Colombia, how are you going to reestablish domicile in the U.S.?  Where are you going to live?

    3 X the 125% poverty level is around $66,000 US.  So you will need evidence that the apartments in Colombia can be sold within a year or less to realize a cash profit after selling expenses of more than that.  Maybe you have other liquid assets, bank accounts, retirement savings, etc.  The I-864 and income/assets are judged based on the totality of the circumstances.  Income in the US would be preferable but assets alone if enough could work.  A joint sponsor may also be needed in your case, also evidence of US domicile or intent to re-establish a US domicile will be required as well for a successful visa process.  Good luck!

The owner of the asset must include a description of the asset, proof of ownership, and the basis for the owner’s claim of its net cash value. You may include the net value of your home as an asset. The net value of the home is the appraised value of the home, minus the sum of any and all loans secured by a mortgage, trust deed, or other lien on the home. If you wish to include the net value of your home, then you must include documentation demonstrating that you own it, a recent appraisal by a licensed appraiser, and evidence of the amount of any and all loans secured by a mortgage, trust deed, or other lien on the home.
