Okay so the K-1 is with the gov as of the start of June. I know I'll need to do a I-134 as my income doesn't meet the requirement. I've pretty much been trying to get a company off the ground while helping out two relatives in their 90s and another that is almost 70. Lot of expenses are covered. One is quite well off and is willing to help sponsor us on this K1 visa. Though I pretty much can guarantee sponsorship from all of them.

So question, I'm looking at the I-134. Assuming I was personally sponsoring, I'd be filling out this with me as the sponsor and my fiancee being the beneficiary. In my situation, I assume I'd be filling it out with my sponsor as the sponsor and, myself as beneficiary? Or is it for my fiancee? How does this work? Or do I fill out 2, one for her and one for me?

No.  You are the petitioner and primary sponsor.  Any co-sponsor you use is co-sponsoring your beneficiary. The co-sponsor will need to provide the same forms with supporting documentation as you do.  You might also want to look into the I-864 at this point, as you will need that shortly after, for AOS anyway.

So when she meets the embassy folks she'll have 2 of the I-134s right? One from me and then one from my co-sponsor? For that matter I could just go ahead and get another co-sponsor. I do have another that would gladly fill one out.

I assume the supporting docs would be bank statements and pay stubs/etc?

Oh also, I do own real estate via inheritance. It's split 3 ways at the moment, haven't sold it and don't plan to. But we've never probated it because we figured to wait till we planned to sell. Although I would be the direct inheritor and my sister doesn't want it. Would I list one third of the value?

you just list your portion and if there is still a mortgage list just the proportional share of the mortgage.
