Hi,

Has anyone sold a house recently? We have a contract on our house in VA and think there may be asbestos (limited) in the crawl space. Will the buyers' inspector check there? If it is found, does anyone know how much it may cost to fix. It would only be on the pipework if it is present. I am used to inspectors in the UK who spend 2 mins inspecting a house and don't seem to find anything.

You HAVE to sample it to determine if it's not asbestos. There is no visual inspection that will work. You can visually inspect and say it's asbestos and treat it as such but it doesn't work the other way around.

Each state has it's own requirements for removal and disposal.

I'm pretty sure that the inspector will find it. what makes you think it's there anyways? Was it there when you bought the house?

By FL law, homeowners have to disclose everything they know which affects the house, it must be listed on the disclosures. I don't know about your state, so make sure you're not breaking any laws if you haven't disclosed that you know that there may be asbestos in the crawl space.

in some states, i know...that it needs to be covered by plastic sheeting to avoid becoming airborne particles...i had a clinet who had some and was able to cover the area and sell the house..some states/or potential home buyers may want it removed ..i would

This stuff is nothing to second guess, my dad worked on the railroad all his life not knowing that (something) in the air was just in later years traced to asbestos. Only after it caused his and more deaths. He had already retired, and one day just couldnt breath very well, tried treating it for a few weeks, didnt get any better, went to different doctors. This began like in December by January he was on a breathing machine in ICU they removed it once and after a few hours had to replace it, he made it until the end of that January.

thanks everyone. The inspector did look in the crawl space and confirmed that the pipework would have been layered with asbestos but that it had been covered properly and would not become airborne. The crawl space is also sealed as its never used so the buyers are happy with that. I certainly wouldnt want that on my conscience should someone become ill, so glad it has been confirmed that its not dangerous.
