Hi,

I’ve been thinking about buying a condo. I want to apply for a loan and see how much I qualify for but I’m worried that my petition for a foreign spouse will affect my ability to get a loan. I may be completely out of the loop but do these two things have any affect on each other? I’m sure the loan people will do a thorough check on my background which is fine. I don’t have much debt (accept for student loans) and the last time I checked my FICO score was in the high 700’s. I am legally married but my spouse is not in the U.S. as of yet. I know when my parents bought their house, they both had to sign all the documents. Can I buy a condo without needing my husband’s signature? The loan will be in my name, I will be paying the mortgage etc. I’m so used to doing things as a single person that I don’t know how married people are supposed to approach these things. Does purchasing real estate need to involve my spouse? Can I add his name on later when he arrives in the U.S. (for AOS evidence). Are there any realtors or loan officers on this forum that can help? I see a condo that I would like to purchase soon and I want to know how I can go about this without the hassle of sending documents back and forth to my husband who really has no part in this other than he's married to me. Any thougths?

When you buy property, you can have it deeded as you wish. But the problem is the lender. If you are married, they will want it titiled in both names before they will lend you the money.

I finally got rid of the never ending money drain. I called the plumber, and got the problem fixed. I wish her the best.

I was afraid of that. Is there a way around this? I feel like since I've been married, I've had to jump through so many hoops just to do regurlar, normal things. Like filling out taxes was complicated when the spouse is not in the U.S. Now, buying a home is getting complicated too. I don't blame my husband or marriage itself, but every little step is so exhausting. It's as if we're being punished for choosing to marry someone from another country. Don't mind me, I'm just venting.

I bought my condo in April. I was married but Stewart wasn't here yet. There was no problem. I got a loan, they knew I was married, they knew he was foreign, and it was no problem. His name is NOT on the mortgage. I can add it when I refinance...which I will do - but it is totally possible to buy w/o your spouse invovled.

Finally finished with immigration in 2012!
