  1. Ok, so i have some really bad news...and i am all stressed out and pissed of!

    Our new realtors contacted the Ex realtor aka..big B.(sorry i can't help it) and she said that she is not alowing anyone to do any contract with us, and if they do she will sue them. So our realtors said that their hands are tied. So if we want this home we will have to go back to her!!!! #######????And our realtors said they will even give her a part of the comision if it's necesary.

    My hubby says he will file a complaint to the Realtor association. This is crazy. Why would she be such a b.? I can understand that she is pissed of with us, but she should have thought about this before she lied to us, and come up with stupid offrers etc etc etc....

    I am even thinking we should get a lawyer realtor? Of course now we are going to spend more money...

    We never told this ex realtor the reason why we fired her, as i'm sure if we would have she would have come with all sorts of excuses, so we just told her in a polite way we are working with someone else that had a better understanding of what we need.

    Now my hubby called the M&T bank person, as she was the one to recomend this ex-realtor, hoping that she can tell her friend to back off, or something since she is the one to recomend her to us(you also have to take a bit of respoonsability when you recomend someone). And she sent us an e-mail saying she doesn't know the legalities of realtors and she can not help us....that is pissing me off even more. You would think they would be nicer, as they are trying to get your bussines, and buyuing a home is a big deal, and with this economy and not so many people killing themselves to buy a home you would think they would fight for the bussines...i guess i was wrong..

  2. Ok, my bad...i am not a dependant. Thank you for letting me know it takes a while, i didn't know, i almost started to freak out, thinking maybe i might have be in some sort of trouble since it takes so long to verify...

  3. So i got my EAD a week ago, and went to my local SSN office to apply for a SSN, as my hubby can not file his taxes without that, as he claimed me as his dependant. While at the local office the lady told me she can not "verify" my information, and i have to call on friday. Now it's friday and i called and the lady there told me i need to go there personaly, so i told her i can not as my hubby can not leave work, and i have no way of getting there. Then she asked me some questions for security purpose, and then she told me my information was not verified yet, and that i should check back in. So i asked her when??, and she said she doesn't know ...whenever they will verify it with homeland security dept. So who knows it could be this year, if i'm lucky. :angry:

    Did any of you encounter this issue while getting your ssn? Is it normal?

  4. OK, so i think i finally got it! I mean- the closing costs. Our bank person from M&T said 9k in closing costs, because this way we buy points, and our monthly mortgage is lower. When we ask our ex realtor she told us that the closing would cost 9k. So we imediatley assumed that that's how much closing is. The bank came back with a counter offer -we pay full price for the house while they give us 4,700 in closing...so basically half.

    When we went to see these new realtors they were telling us that the closing should only be around 5k...now we went back and ask our mortgage guy from suntrust and he explained it to us that it could be 9k if we want to but the chances are not very big for the bank to pay all 9k.

    We told them both -the realtor and her frined from M&T bank until we were blue in the face that we do not have a lot of cash, as there are a lot of out of pocket expenses just to move in this home, so we can not afford 4k in closing, so hearing this they went ahead and put 9k in closing anyway, and then she was beating us over the head how we still have to pay some of the closing costs no matter how high we go with the offer...

    Also on the pre-aproval letter says that the USDA loan will only give us 94% and the rest will come from FHA. Is that normal?

    I really appreciate you coming from work and stoping by visajourney...I got so much info and all in all it's amazing how much you find on your own from other people then you find from the people that actually work for you.

    The team we are working with now said the same thing- one bad realtor gives the reputation to all realtors, and it is so unfair, so as far as i am concerned i am happy we chose to let this realtor go, and try other realtors, this way not only we will have a better experience ...better deals, but also i will not have this bad impresion about realtors.

    We are working just with these two women, and as loan people we have two...and they both know we are working with one more. As far as that is concerned, i think it's healthy to have more than one just so you make sure you get the best deal.

    My hubby LOVES this home, so on saturday he wants us to go with the inspector, and on monday to put the second offer. I told him we should wait ...because once we bring the inspector they will know how serious we are, and maybe will even show we are desperate to get this home...and that's not really got for negociating, am i right?

    The home is 154k and we offered 154k and for the bank to pay the closing costs. They came back and said we pay 154k and they pay 4700 in closing. Isn't that their part of the closing? So what deal did they gave us anyway?

    I am still confused when it comes to closing.

    Our best case scenario would be to pay the asking price and for them to pay ALL closing costs? Do we ask for too much? Our ex realtor though so.

  6. Ok, one more question.

    We are talking to two different loan officers, and one of them told us our interest rate is 5%, and in order to get that we will have to pay more in closing costs or just money down(i forgot) in order to get that interest rate. Now i am so confused because last time we spoke to her she told us the interest rate is 4.8%.I know interest rates change everyday, but 5% it's a bit high, don't you think? My husband's credit score is good, and also our DTI ratio for the home we are looking into buying is 25% so we are good.

    We are also talking to someone from suntrust, he seems more on the ball, but we will see which one will be better for us.

  7. I don't know about illegal, but it's certainly eyebrow raising to give out codes all willy nilly. Even if the house is vacant. In fact, I never even use a combo lockbox because you cannot control the access to the property. To protect sellers, I ALWAYS use an electronic lb that you can only access if you have the suprakey.

    Just based on the fact that you specifically gave your former realtor a set of 'must haves' and she ignored it, I'd say she's not the one for you. I don't grasp her logic with the negotiation you mentioned above, either.

    I'm not a mtg lender, but I think offhand, iirc, at a 6% interest rate, every $10k will raise your mtg by $60 a month. Again, this info was from a while ago, and keep in mind I said IIRC, lol

    btw - USDA loans are THE SHIZZLE. Did you know that you can loan up to 102% of the appraised value of the home, not the asking price? In case it needs a lot of repairs and you don't have the added cash for that. Of course, keep it within your budget, but I find that particular aspect of the loan to be very interesting.

    I didn't know about the USDA...can you give me more info on it?

    We are planing to do the agricultural loan, because that is 100% plus we don't have to pay MI- so that saves us about 100 in our monthly mortgage. This typoe of loan is given out only for few areas, and this house is in the area we would qualify for that type of loan. BUT for some reason if we can not get this loan, i would like to have more info on this loan you mentioned. i will also ask our loan guy about this.

  8. Don't let who know that? The bank who owns the property? When you make an offer with escrow, you essentially stating you want to buy the home. To what degree you love the house is irrelevant...all the bank sees is a commitment to buy under the terms you've outlined. And if they have already committed to buying a home with an offer that is still within contract dates, to look at other homes would be ill-advised...what purpose would that serve? Let's say they find another one after they put in the offer on house A. They like house B better. They then put in an offer on house B. Now, they've committed to buying two houses, should both sellers accept the offers as is. Which is fine, if they are willing to lose escrow on House A.

    The banks are not making profit on any of these homes - they have already lost tons of money. But of course, they want to mitigate their losses as much as possible, that goes without saying.

    This is not someone's personal home who may think 'huzzah! they really like it!' This is some asset mgr sitting at a desk, with a number on the file as to how much it'll sell for. It's not a question of having emotions get in the way, or having either realtor convey the 'but they really love it' sentiment.

    This is what the title company does. The deal will not close if clear title cannot be conveyed.

    If they are applying for a loan, this is automatic. Saying this is like saying 'make sure you sign your loan application'. The process will not proceed without it.

    As to the 'double dipping' aspect that's been thrown around (realtors get more if they bring both sides to the table)....yes, that is true. However, with a pre-foreclosure or a foreclosure, many times there's a decrease in agent commission from the bank if (s)he is handling both sides of the deal. Theoretically, it would be financially more rewarding then, as an agent with both a buyer and a seller, to have them interested in separate properties. That way, there's no commission reduction.

    I don't know if that's an aspect of the agent's motivation, or what the terms are....I personally wouldn't try to sway someone to or from a house based on commission...I want my people to be happy and to find the best house possible for them. I only bring this up to add another facet to this conversation, that the original realtor's motivation for showing certain houses may not necc be commision motivated. Dunno why she wasn't showing you what you wanted, and it certainly sounds like something's off, but it may not be about the commission.

    when we were talking about painting the home and doing some renovation to it she gave us few advices, she told us she "flips" homes, so she knows this kind of stuff. SO maybe those homes were her proprety that she was trying to sell?

    Bottom line is yesterday we met with another realtor, mom and daughter team, and they really sounded they know what they are talking about.

    As i was telling them about this other realtor lying to me about a proprety that i liked saying it's in a bad area, this girl(realtor) hands me a paper with the picture of the home and asks me:is this the home? i was in shock, i asked her how did she knew? she said based on our home that we liked she pulled few that she thought we might like...i was very impressed.

    We told them about the 9k in closing costs(that's how much this other realtor estimated the closing would cost), and our new realtors said the closing costs would only be around 3.5% from the home price so that would make the closing only 5k and not 9k.So when the bank came back with a counter offer said we pay full price for the home and pay 4,700 in closing?? so what kind of deal was that if the closing would be 5k???Did our realtor put down in the contract 9k? so they said they will pay half???

    Also they said we should not pay as much in ernest money as we are first time home buyers. This other realtor she said we have to pay 2500.

    So last night my husband had to send "the e-mail" to our ex realtor telling her we will not need her services anymore, and she responded saying that is a shame that she was in the middle of negociating a great contract(great for who????) and she hopes she doesn't find out that we are working straight with the seller because that can be subject to a law suit.

    Our realtor told us they have to contact her, and if we end up buying this home they might have to give this woman part of the comision... :angry: i was upset when i heard that.

    What is even more concerning is that one of our mortgage officers recomended her, and i trusted this bank person, as she sounded like she knows what she is doing...why on earth she ever thought this woman is a good realtor i have no ideea...she has 3 subdivisions she works with and when we asked her if there is internet, she said she has to check it out...i mean there are only 3 subdivisions you work in shouldn't you know everything about them? Isn't having internet a popular question when people move in?

    I am so happy and relieved that now we can actually ask questions and understand the answer, and i know that they will at least try to get the best deal for us.

  9. Yes, that's what we are going to do, stay away for a while(a week maybe) and then make another offer, so we don't look desperate...

    This realtor drives me crazy, she was telling us that 30k more on a house equals $15 more on your mortgage...so if a home instead of 150k is 180k the difference is only $15 come on...how can you say such stupid things especially that you are a realtor, i understand the fact she is not a bank person, but that is just comon knowledge.

    Not to mention she comes up with these ridiculous ideeas for our new offer...this house is listed at 154k...and our offer was at 144k, plus they pay all closing. The bank came back and said 154k plus we will have to pay half of closing costs-4500. So now this realtor tells me we should offer 160k and pay only 2500 in closing. What kind of negociating is this?? so i said we will pay 150k and they will pay 75% of closing...then hopefully they will say:ok we pay full price and they pay all closing....that's how you negociate...but then again this woman she just wants the comision, nothing more, she doesn't even try...

    We tell her we don't want condo or just one story house, 60% of her ideeas were: -CONDO'S AND ONE STORY HOMES...it's like...are you serious?

    Not to mention she is lying to us just so that we buy the homes she represents.

    we need someone who knows what they are doing, because as much as i understand that they work on comision, i also understand that i am not an idiot, and i can always get rid of her.

    She thinks we are first time homebuyers and don't know anything, so based on that she can just do whatever she wants with us, well she is right on the first part..i don't know much about real estate, but i am not stupid, i use to work in sales, i use to work with art(the biggest crooks there are, that's why we left), for god sakes, i know the dirty side of sales, but i never lied, or gave people misleading information just to get the sale.

    As a sales person-weather you are selling a gym membership, or a house, or a picasso painting never asume anything about your potential client,because he might seem like a novice, and he might even be a novice in that area, but never underestimate someone's inteligence, we live in a world where you have internet in your bathroom, so you should always do the right thing even when nobody is watching...because it can always come back and bite you in the ####.

    This home is 154k, and needs work for about 10k, so that would be 164k, this home is 3200 sq/f, 5 bedrooms, 3 full baths, 2 car garage, it'a an amazing home build in 2003. There is another home just like this one(same builder)for 184k, so we would be lucky to get it...

    Now we were aproved for a lot more, but i stick to that- 2 and a half more than your anula salary that's how much your home should cost. I noticed this is or at least use to be a big problem some americans have/had...they buy homes they can not afford, and then they get their credit card maxed out, then they loose their job and things start to go downhill from there....

    Now I NEED YOUR HELP!!!!!!!!!

    SO, we started working with this realtor, and as i was looking on realtor.com, i was sending her all the homes i am interested in so she can tell us what she knows about them since they are all in the area where she works. To all the homes i sent to her she said that they are either short sales, or in bad neighbourhoods.

    Then i saw a home that i really liked and i called her, and she said that house was taken off the market in december. So i called the realtor for that house, and he said that the house is still on the market and he showed it to us. Right after we saw the house our realtor calls us to go and see the home we liked cause is still on the market, she told us she made a mistake or something like that. We already looked at the home, so we played along...we told her we will take a look at it. After 30 min we called her and told her we like the home and we would like to put an offer on it.

    SO, few days ago we put an offer on it, and the bank made a counteroffer. As OUR reraltor was explaining to us the counteroffer, me and my hubby were trying to figure out our new offer, i felt she was more on the bank side then ours. I think she wants us to offer more(even if there are no other offers to the house and in this area people are not killing themselves to buy anyway), just so that the bank agrees, and so she can get her comision, and don't have to work too much...as she never came with us to any of the homes we saw...she gave us the code to get in and we did llooked at 3,4, homes ourselves. Even this house that i found that we love i found it myself on realtor.com, when she told me NOT to look on the website, because that's what SHE IS THERE FOR....

    I noticed she was sending us to few homes in a neighbourhood called caroline pines, and as i was browsing the realtor.com last night i came across a home i liked, that she said it's in a bad neighbourhood....so when i looked at the subdivision name(as there are only 4 of them in this region)it was caroline pines!!!!!!!!!SO.....she told me this home is in a bad neighbourhood ...when a day later she sends us to see like 3 homes in that specific neighbourhood...#######?

    Then i did some more research...and all the homes she sent us see are the homes she represents...and i don't mind that, but at least when i tell you i like something don't lie just so that i can go and buy the home you want me to buy cause you get more comision beeing the buyers and sellers realtor....

    This home is 3200 sq/f, and needs brand new carpet, and tile in the kitchen,and walls painted(as there is cinderella and batman everywhere on the walls)...a handyman to fix the window where the dog chew on it....so we are looking at a lot our of pocket expenses...so i was hoping we get an agressive realtor that will watch our best interest, and not her own best interest. The bank wants us to put 4k in closing costs plus pay the full amount that they are asking...she told us to pay 6k more and reduce the closing cost by 1,500...####### negociating is that??????????????

    my hubby is talking to someone who knows a good realtor, so we might just get someone else as this woman..is just not what we were hoping for....

    what should we do?

  11. There are sooooo many routes to go with nursing, that you may work an area where you would not be exposed to death! Vast majority of new RN's do start off in a hospital. I work on a Tele unit and have had my share of death. Its one of the darker parts of nursing! And when a person has expried, they have to be cleaned up! Whose responsibility that is depends on where you work! Lot of times the techs (nurses aid, etc) will do it, but RN's do it as well.

    You will fiund team players--and not so much team players! Soem RN's wil not clean a pt--they think its beneath them, think its the techs job! Totally not true! Things go much smoother if everyone pitches in! It can be a dirty job at times! i was covered in ####### last week. It was fun! lol Luckily was all gowned up, al ya can do is laugh! Its really not that bad.

    Covered in #######, hey? Well, at least it was not acid :lol: ..these things don't bother me, and I also like to work hard ...it's my second nature, so in that area i will be fine.

    I agree with team work, and it sucks when you have a great team but you have that ONE person who has too many stripes on their shoulders to do anything...

    Well, i will let you know how my exam went in few months from now. I will let you know either way-good or bad. Hopefully good!!

  12. Thank you! I really need it, as math is a b...especially that i have to learn also the terms, as i have never dealt with math terms before, it's even harder to do this...

    I will take that placement test in a few months ..by that time i should also have the green card(as i can not enroll in school without that) and get to study a bit so that i don't smash my head on the wall as much :lol: But i have always been a smart girl, i'm sure i'll be fine, i have the memory of an elephant, i understand 5 languages, and speak 3 fluent, so as far as memory is concerned that's a plus for me.

    NOW,i know we are all strangers to eachother, and maybe that's the main reason why we are all so open and honest(isn't that funny?)but i would like to share something with you, something i just realized recently. I didn't know there is phobia for everything, so i started some research as i always had a hard time going to funerals. Coming from a country where some things are not taken very seriously, or are considered silly, i lived with the impresion that my fears are just silly, and i hoped one day when i grow up i will be stronger and i will get over it. Few days ago i came across a web page that talks about all phobias, and aparently my phobia it's called necrophobia-fear of dead people. And i know you are going to say: yeah...nursing is not for you then, and trust me i also had to do some soul searching on that one before i came to the conclusion that this could be a challenge, as a way to overcome whatever makes me so afraid, it's obviously only in my head. I am sure many people are sharing my fear, as funerals and dead people are obviously not something plesant. Am i right? I can stay near a dead person as long as i am not alone, i could probably watch an autopsy, that would not scare me, at least that's what i think...

    There is a quote" you never know how strong you are until strong is the only choice you have" and i agree with it.

    Now after this confession,if you think i'm crazy, i'll understand, sometimes i think i'm crazy too :lol:

  13. Well...the cost of this school i am trying to get into is only 20k...so none of that nonsense of hundreds of thousands of dollars. I would never never EVER pay so much for schooling, unless i know for fact i am geting a job that pays half a mil a year or something like that.

    I have to say...i started studying math ...and i forgot how hard it was, and now i have to start from the begining, as i don't remember much...it really stinks, BUT what motivates me is that how other people did it I can also do it.

    I called the school and they require me to do an ESL test, and a placement test, and she said they might not need my high school diploma and that would be great as that is around 200 dollars to translate it.

    I remember when i started doing my AOS ...i looked around on this website and there were times when i felt that is too much for me and i would have to hire a lawyer, but patience and a lot of research helped me to it myself, and now i look back thinking"oh..that was easy...so this is how i motivate myself...thinking every begining is hard, but once you pass that stage it all starts to make sense...

    The lady on the phone already warned me how hard nursing is, and that is competitive to get in... :unsure:

  14. Get your SSN at your local office and it will take a few weeks to deliver but you can go back in within 2 days and they will give you the number then your hubbie can do his taxes. Take in your EAD card and marriage cert passport for ID and get them to put it in your married name.

Definitely shop around...You have a good 45 day window to apply for as many mortgages as you need to get the best rate....You may be worried that it will affect your credit file but to my understanding you are SUPPOSED TO shop around and all of your inquiries will be grouped together as 1 inquiry. In fact, you will probably get several notices in the mail or through email telling you to shop around!

    I recommend PNC bank because I used them and they were great from start to finish...

    But it is more the loan officer than the bank itself...

    Now it sounds to me like you walked into a bank and said you wanted to apply for a mortgage. And that is how you got connected with that loan officer. You need to contact a good real estate agent. One that closes a lot of deals and has amazing connections....This type of agent is going to have several amazing loan officers that get sh!t done...

    The most important player in the process is the loan officer. He is the one that will have to put together your file neatly and competently. It will be up for review by the loan underwriters (a team of bankers that will analyze your file to determine if you are qualified)....Any trouble such as a low credit score, an iffy job history, a student loan that had several missed payments, etc., it is the job of the LOAN OFFICER to convince the team of underwriters to approve of your file....He is basically your lawyer and representing you through the approval process.

    I can guarantee one thing. They will ask your husband to write a letter of explanation on why he missed payments. Honestly, no excuse is a good excuse. But being overseas or on a ship is a halfway decent excuse so they may let him slide.

    So you might as well tell him to write a paragraph or two explaining why he missed payments, or whatever the situation is....This letter of explanation will go into your file along with everything else (tax returns, IDs, pay stubs, etc.)

    We have one realtor and two loan officers that we contacted to do this for us. When the time comes will choose the one that is more convenient for us. One of them asked for the sun and the moon, meaning all sorts of papers, phone numbers of tax lawyer that we used to file our taxes while we were on cruise ships, comcast, at&t, etc. Also she asked us to do an explanation letter as well. The other guy who we work for was really on top of things ...very quick, he got us a pre-aproval letter in a day, and he is not asking as much as the other lady. The only thing he told us to do is pay 1000 up front for the student loan to keep it under 5k, that's all.

    We saw a home that was apraised at 320k, and the asking price is 184k, we put an offer on it for 164k and fingers crossed they will except it. Also i'm not sure if it's only in Virginia, but an option that we have is to do a agricultural loan, where we put no downpayment and we don't pay for the mortgage insurance , that can save you 100 dollars from your monthly mortgage, the only thing is that the house has to be in a specific area. Tis area we are looking into is up and comming, a lot of farm land, and a military base, no bad neighbourhoods or anything like that...it's just that is 30 min away from the city....but the home is 3200 sq/f so we are happy with driving :dance:

    It's such an amazing time for us, as i will hopefully get my green card soon, and i can start going back to school, we are buying a home, it's so overwelming...in a few years when i will be a nurse, having a great home, i will look back and laugh at all the craziness that is happeneing right now...but hey..baby steps...will get you there!

    i want to thank you all for beeing a part of everything we are trying to accomplish -house, school, green card...it's so amazing to have so much suport from people you never even met. I'm happy i have found you, and hopefully one day i can also be able to help others in their search.

  16. You definitely need at least a couple of quotes from different lenders so that you can choose the best one. As other people said, getting pre-approved only takes a few minutes so you should call other people to see what they can offer you.

    As for the offer, that's why it's always a good idea to have a realtor to walk you through the process. Foreclosures are totally different from regular homes that are on sale. The bank wants to sell it fast but also doesn't want to lose money on it. So what happens is that they review all offers they get on the house, which are several, and then they decide which is the best choice for them. So you may low-ball it because it's a foreclosure and why should you offer more than what they're asking, while others are the complete opposite and offer the asking price to beat out all other offers. This is also why closing on a foreclosure can take months, a friend of mine put down her offer in September of 2009 and didn't hear from the bank until March of last year, but it's all because foreclosures are handled differently.

    we really love this house and we would be sad to see it go to someone else :crying: i just hope our realtor knows what she is doing. she originally said we could offer 20% lower but we figured that would be insulting the bank ..so we only did 10% lower. i guess we will see what's going to happen.

  17. Don't worry...i filed on nov 8th last year and i still can not see my case status. I called them up on the number below, and you can get info on your case if you call. I already did my biometrics and REF, and they just send my EAD and AP. So call them don't wait for "my case status" to show you anything. Good luck!

  18. So i need your help, We went to a small bank and talked to a mortgage consultant. My husband stoped paying on his student loan because he was on ships for 7 years, and out of touch with the "home reality". as soon as we got back on land he started paying on his student loan(march 2010), so now our mortgage person tells us that we need to wait till april so we have a have a year in good standings with the student loan. Then we need a letter from elecrtic, cable, rent, and cell phone where they mention that we are paying everything on time etc..

    But when we called these companies they all said they don't do that. Also the interest rate was 4.87 or something like that. Should we try other banks as well?

    The problem is that we have found the home of our dreams yesterday!!!, and in order to put an offer on it we have to have the pre-aproval letter, but i am afraid they will not give us that untill april. The mortgage person told us we qualify for a loan, as my hubby's credit score is ok, and he makes preety good money, so the debt to income ratio is very small in our case(like 25%). SOOO what i am saying is that we DO NOT want to lose this house because of technicalities...what should we do? should we try another bank? To be honest this is the first bank we went to, so should we also shop around?

    One more thing...the home we found is a forclosure, it's listed at 184k, would it be ok to put an offer for 164k? what are the chances the bank will approve it?

    Any advice?
