i-864 with assets only

We're not there yet but I have 2 question

We're going to be filing the i-864 with assets only. We live abroad and I (the USC) am currently a SAHM and husband supports me.

1) My husband (beneficiary) has a bank account in the US with enough liquid assets to meet the qualifications for our family of 4. I presume we should add my name to his account correct and use that to file?(We've always just kept separate accounts). Or can we just keep it as is since they say you can use beneficiary assets? Or transfer half to my account? Any/all is fine with us.

2) As well, we own some real estate here which we can use as an asset. It's an office which is rented out by third party) Does that count as both physical asset and income since it will be generating income for us? It will continue once we move.

we did the same, sponsor me on assets only, except I was the one working and my USC husband stayed home :)

1. You don't need to add your name, but it might be "tidier"; if you have little other financial co-mingling, the CO may wonder why not (depends a lot on the embassy you are going through- some won't care).

2. Yes, definitely list that. When using assets only, embassies often prefer you to be comfortably over, and this sounds like steady income.

Me: Irish/ Swiss citizen, and now naturalised US citizen. Husband: USC; twin babies born Feb 08 in Ireland and a daughter in Feb 2010 in Arkansas who are all joint Irish/ USC. Did DCF (IR1) in 6 weeks via the Dublin, Ireland embassy and now living in Arkansas.
