Hello,

I was wondering how useful it would be for my joint sponsor to use his real estate assets on his I-864 form. My joint sponsor, my father, with his income and pension earns double the minimum poverty level requirements. I guess my question is how useful will adding the real estate on the I-864 will be? Thank you.

Depends on your father's age. The older he is, the more important using liquid assets could be. Elderly folks might not be around to provide any support but if they have substantial assets, those could outlive them. If Dad is under 70, it's probably not worth the effort to document things like real estate particularly if it's only the family home. Primary residences are not considered liquid.

Facts are cheap...knowing how to use them is precious...
