Hello there, I would really appreciate any advice on this.

My fiancé is dual nationality (Canadian/US) and, although we want to be in the US long term, Canada would be a much better option to begin with as that is where his ties are and is where he is currently living.

Basically we are trying to think ahead for his ability to support me in the US. Our plan is to get a rental property and work for ourselves as he wouldn't be able to get the kind of work necessary to satisfy the $18k+ requirement. We will be able to buy cash (we aren't rich lol but would be heading for FL where prices are ridiculously low).

I believe that 1/5 of the value of assets can be deducted from the required amount of income. My question is, where are you expected to get the definitive value of a property from? I realise that in real estate terms a property is worth what someone is prepared to pay for it, period. But that could be wildly different from the assessed value for tax purposes...which could also be different from what a realtor would say. Just to give an example here, I saw a multi family home tax assessed 2009 at $119k. It was foreclosed on a few months back and listed at $60k, it was then reduced to $40k and now it is $20k.

So if hypothetically we bought it, what would we give as its value? I guess if we had owned it already for years and were asked the same question we would use the county assessors figure of $119k...its like you only know any different about any home until you actually try to sell it, if that makes sense. Until then you assume it to be the assessed figure. It just sounds too good to be true though, I just wondered if anyone had any experience of this.

Hi,

I did DCF based on assets (a house in the USA). As we only bought the house a couple of months before, we just submitted the sales contract and that was accepted. I know other people who had an official evaluation done (as you would for insurance purposes), and that worked too.

Me: Irish/ Swiss citizen, and now naturalised US citizen. Husband: USC; twin babies born Feb 08 in Ireland and a daughter in Feb 2010 in Arkansas who are all joint Irish/ USC. Did DCF (IR1) in 6 weeks via the Dublin, Ireland embassy and now living in Arkansas.
