Bought a house in Philippines

Found a smoking deal while I was there last month, It close to Davao. Great Deal, We gave the lady 30 days to move out, I didn't take pics when I was there, since I hadn't planned on buying one until this deal fell into my lap.

Hopefully I should have pics in a few days, and Will post them. It has a big ole Mango Tree and a Durian Tree on the property. It's a bedroom with 2 baths and a covered garage, Huge kitchen it's about 1,600 sq ft.

Nice! Can I ask the cost? I'm thinking of buying a vacation home there at some point - probably in Negros Oriental, that my fiancee's family could stay in and take care of in our absence (all we really need is our own room when we're visiting). I know they're use to it, but I wasn't too crazy about their current home. I think they can do better. Something like what you found would be awesome...

Bud, you should have bought my grand daddy's house. Amongst the palm trees in Davao del Sur, this one. :star:

Are you planning on moving there? Or have your fiance's family/relative move in? Beware of squatters who will know that a house doesn't have a live in tenant.

Exactly, make sure you have the title when you hand the money to the seller. Some sellers are notorious of selling one property to many buyers with many excuses that they can't hand to you the title yet and just give them a few weeks to sort it out. It is a big scam in Philippines. They make you trust them and they even visit where you currently live and make friends with your family to gain your trust.

So, when you buy anything in Philippines, make sure you demand the title immediately after paying it. Do not fall for "I'll get your title in a few hours because so and so is getting it from secured place .. blah blah". Once you give them money and no title in hand, you will be chasing that seller along with other buyers who got ripped off.

did you just buy the house or the land as well? hope you checked the laws regarding foreigners acquiring property in the Philippines first before you handed over money. because foreigners cannot own land in the Philippines. you can buy and own a house, but you cannot buy or own the land it stands on. unless you put the ownership under your wife's name.

You DO realize TCO is married to a Filipina, right?

And as for buying a house, it's not just any house, there are size limits. And you CAN "own" land thru a corporation, provided it's 60% Filipino-owned corporation. All of that is spoda be changing, but I have been hearing "it's going to change soon" for a while now.

Update (Been Fishing a lot due to spring time).

House is 3 bedroom, 2 bath, huge kitchen and a covered garage attached to house, I can park my motorcyle and car there. I paid around 1 million pesos, with around 3k in closing cost, I will break down PI closing cost later when I have time.

The seller had clear title in hand, and we had it checked to make sure there were no liens and it was a clean title.

My wife has a family friend that was a law partner with her family and she is handling all the details.

I will update when I get better pics and some more time.

This just puts me one step closer to leaving the USA and making my home in the beautiful Republic of Philippines......

uh yeah....hence the last sentence on my post implying that knowledge. just wanted him to make sure he got his bases covered. but since his last post said a legal mind is handling all the details for him...looks like he does.
