My PD is Feb 11, 2010 but still no interview letter. Are they going to send interview letter after publishing the Bulletin ?

Dear Giahuy,
According to poverty guideline, u need annual income $27562 for 4 person ( including applicant ) And your current income is 24k.
Calculation is ($27562 - $24000)X 5 = $ 3562 X 5 = $17810
So u just need $17810 cash or equivalent property which can be converted to cash within one year to support the sponsored immigrant. Your 193K is more than enough, but u need to convince Visa officer by providing related proofs of your 193k property.

May the petitioner/sponsor count assets to meet the 125 percent minimum income requirement?
Yes, except with form I-864EZ. The sponsor's income is totaled first. Personal assets and/or the income and assets of household members who have signed an I-864A are totaled next. Usually the sponsor must present evidence of location, ownership and value including liens and liabilities for each asset listed. The consular officer must find that the financial value of the asset can be converted to cash within one year to support the sponsored immigrant without undue harm to the sponsor or his/her family.
What Cash Value of Assets is Needed?
The total net value of assets, less liens and liabilities against them, must equal five times the difference between the sponsor's income and 125% of the poverty level for the household size
Sponsors of spouses and children of U.S. citizens must only prove assets valued at three times the difference between the poverty guideline and actual household income.
Sponsors of orphans who will acquire citizenship after admission to the United States must only prove assets equal to the difference between the poverty guideline and actual household income.
What can be used as assets?
Assets easily convertible to cash can be savings, stocks, bonds and property.
Can the immigrant visa applicant count assets that he or she owns that are outside the United States, such as real estate or personal property?
Yes, under the following conditions:
* The assets must be convertible to cash within 12 months
* The applicant must show that the assets can be removed from the country where they are located. Many countries have limits on cash or liquid assets that can removed from the country
* The net value of assets is at least five times the difference between the sponsor's income and 125 percent of the poverty guideline for the household size.

I know i also submitted the docs that prove I am the owner and also an offical appraisal which indicate the current market value of 193k.

I received a letter form NVC indicated that my Income does not meet the requirement. My income is 24k, househould size is 4, but i have real estate of 193k (net worth). They said the final decision will be made by consular officer at the time of interview. What is the chance that it is going to be ok.

Thank goodness that it takes only 3 months in your state to process the naturalization. For me it took whole 6 months from application sending to Oath ceremony.
I also feel very bad for all of you guys who waited years for your priority date to become current and had to face this friggin retrogression after almost being done with NVC. So frustrating. I can understand how you guys feel
coz I am in the same situation.
I know this is out of our topic, but i really need the info now. I heard some of my friends said i should apply for Naturalization 4-6 months before the 5 years date come, is it corrected? If i go oversea each summer and stay for 3 months, is it going to affect the date?

According to January Visa Bulletin, Your Priority date is 3 years and 1 month behind. So there will be no possibility visa available for you 3-5 years as LPR category. Go ahead research those link and find out how far you are behind from priority date.

Actually I am behind 2 years and 1 month, but do you think is there any chance that Feb bulletin will bring us a late Christmas gift ?

You can send I864 and there is no late for you. I think this an early like others to complete your case at NVC.
YOU HAVE TO WAIT ANOTHER 3-4 YEARS TO BECOME VISA NUMBER CURRENT OR BECOME US CITIZEN WHICHEVER COMES FIRST.
What, how come it is going to be that long ,3-4 years.

I emailed my consulate and they replied in less than 4 hours with my interview date, July 17. I am so happy
