I just got my EAD with country of birth is North Vietnam as well and pretty sure GC will be the same. Other VJ members used to talk about this problem. Search the topic Green Card says "North Vietnam", but...
I don't like it either. I'm from the South, not the North, and I feel like Vietnam got divided again. But well, if it doesn't cause any trouble, I'll just go with it.

This information is not applied for people who are already married in the US.
Here is the instruction of what you will have to do for registering your marriage in Vietnam, at Department of Justice office in Ho Chi Minh city for example. Sorry I can't find any other version in English, so ask your wife to help you translate it.
Procedure of marriage registration in Vietnam for K1 cases is like you make a note for the government to know you've already married to a Vietnamese at another country. It's much simpler than applying for Vietnam marriage certificate. Here are some important steps to remember:
1. Contact Vietnam Embassy or Consulate in the US about validating your marriage certificate, I'm not sure if you have to translate it to Vietnamese before or at the Embassy so you'll need to find out.
2. Bring the validated and translated marriage certificate to Vietnam.
3. Fill the Marriage registration form as in sample on the website I showed you.
4. Your wife will need to go to Department of Justice office where she lived, apply all the above papers, including photocopy of her ID or passport, household registration book...
Then the process will be completed in 5 days. And sure, once you both are legally married in Vietnam, you can definitely obtain a 5 year visa waiver to stay in Vietnam 3 months each enter.
About owning property through your wife, yes, that's true. But for real estates in Vietnam, so far I know you'll be only able to own 1 apartment with a condition that you're living in Vietnam and approved to live in Vietnam more than 1 year.
Hope this helps. Correct me if I'm wrong because I'll do the same for myself as well. Good luck!

There might be something wrong with your wife's informations which DHS put on their system when she arrived. In my case, they put a wrong date of birth, so the SS office in Guam couldn't verify my status after making me wait 2 months and my I-94 expired, there was no explaination for me. When I had EAD in hand, I moved to mainland, applied SSN again and still met the same problem, they just simply said my DOB didn't look right, but this time they made it through and I got SSN after another month waiting. I thought the problem was solved there, but when I applied Learner Driving Permit, it showed clearly on their system that I had a different DOB, luckily the gentleman at DMV helped me send a complaint email and proofs to DHS to make them fix that mistake, and everything has gone well so far.
Back to your case, I don't think you can easily extend your wife's I-94 for SSN reason. Maybe you can ask SSA the reason why they couldn't verify your wife's status, if it is about incorrect information, you'll need to contact DHS. When your wife has her EAD, you can apply SSN for her again. I know it's a painful process, I felt guilty to my husband for wasting his time and money again and again, but he always says "it's worth it!". Good luck to you!
