Can I use just assets for the Affidavit of support?

Completely agree. They process the K-1 by the immigrant units of the consulates because of its immigrant intent. They might as well just use the I-864 right from the start, but the K-1 is technically a non-immigrant visa, so they can't. They could however outline exact requirements for sponsorship for the K-1, and have the consulates follow them for everyone.

Ok... So, if someone has no liens, no loans or anything on a property. Can a real estate agent's estimate of the property be used to estimate the value of the house? A few hundreds of dollars would be saved in that case in comparison to hiring a licensed appraiser. The agent says that her estimate is used all the time. She shows her work, with similar properties' values in the neighborhood prior to giving the property value of the property.

No. The instructions I mentioned above clearly state that property valuations must be provided by a licensed appraiser.
