As my fianceé is unemployed, her grandfather has agreed to co sponsor me. He is retired but we are certain he has enough income as well as assets.

Do you foresee any problems with a retired co-sponsor?

Also, what evidence must be given with the form? If he were to list assets, real estate and income from stock, would he have to get evidence for all of these things?

And finally, how many tax returns must he submit?

He will need to provide his most recent tax transcript and evidence of his income. Yes, if he lists assets he will need to provide documentation to prove ownership and the value of them. If he lists his only home, it might not be accepted since assets need to be able to be liquidated within a year without hardship. Selling the house you live in with nowhere else to live would be a hardship. For property, you need an appraisal from a licensed appraiser and proof of any liens on the property to arrive at the net value. A co-sponsor needs assets to be 5 times the shortcoming in income. For example, if he makes $20k a year in retirement but needs $24k to meet the 125% requirement for his household size plus the foreign fiance(e), then he would need at least $20k in assets.
