CR1 visa checks, residence and medical records?

What checks (if any) are done for the petitioner and beneficiary residence during the CR1 visa process? If the petitioner and the beneficiary are both living in the US but are renting from someone who has a criminal background, is there any worry that would cause problems?

 

Also, what do they check for and what do they have access to regarding medical records here in the US? I know there are some privacy laws but I'm not sure how they apply to the government. I know they want immunization records but let's say for example the beneficiary visited a endocrinologist doctor who specializes in fertility and had some blood work done. No illness or diseases were found. Do they have access to this information?

Why would you be applying for a CR-1 if the beneficiary is living in the USA already? CR-1 is to bring a spouse from overseas to the USA. That's not needed if the spouse is already here.
