Hey guys Im not sure where to ask this or if anyone can give me some experiences. I am a single mom right now and 32. My fiance is coming over on the k1 visa hopefully in June. Eventually we wanna get a house together. Does anyone know how that process goes with someone who would be new here to the united states and no credit or much work experience here? Any helpful links or tips?

Your pretty early in the whole process. I've just found it much easier to take one step at a time but nothing wrong with thinking of future goals, I guess.

I believe in order to be considered for any type of loan or financing he has to be an LPR with a greencard. He will not have any credit or much work history so it's pretty similar to a youngster just starting out, unless he's coming with a huge bank account or something. Even then he still has no US credit history.

If it were me, I'd work on getting him here, getting EAD to work, building some work history, AOS, get a credit card account or auto loan, and then he will have something of benefit to help in acquriing a mortgage. I'm a single mother and purchased a home on my own without anyone else. Maybe you would be able to go that route with his financial help.

Yes just thinking ahead. Im in an apartment next to my parents lol. So Im wanting to get out when we can. Just getting ideas for future I guess. I was also thinking about that myself getting a home in my name. Was actually thinking about a manufacture home. I know they decrease in value unless you have it somewhere you cant move it and do upgrades to it.

Just cant think of us living here for another 2-3 years to build his credit. Ive already been here 10 years.

Well at this point we can't even plan a wedding right now. Eventually, we want to buy a new house too. You'll get there don't worry. Don't put too much stress on yourself. Being together is the main thing. After that the rest will work itself out. It's good, since your a single parent right now, that your parents are so close to help you out!

You are right. Im getting carried away lol. We are probably gonna do something small like a courthouse wedding with a nice wedding dinner and pictures. And then at our year anniversary we will renew our vows and have that whole year to plan so its not too stressful in 3 months.

Same here. At this point, I'd live in a cardboard box as long as we were together!

True! Doesnt matter where we are. Just hoping its not too stressful next to my parents. They aren't always the easiest and most positive people. Wishing this process and yours goes fast

As it was told before don't be in a hurry too much :) Other way even in mortgage application will be successful you might end up with high interest rates.. It doesn't take years to build credit history... First thing you can add him to your credit card as authorised user (this is how I've ''got'' some of credit rating from my hubby) my hubby was able to do it online even without going to bank, then join account and soon your bank should issue him his own credit card. pay some bills from his card and occasionally pay for groceries . I understand he won't be working for a while, but it's worth to move money around. After few months try to take small loan for something, for improving credit history.. You will have so much to do and to experience when you will start new life together, there always be time to get the house ;)

Thanks for the reply. Just seems like its taken me forever to get my credit. Not necessarily the score cuz mine is good just lack of history and Ive been working on mine for several years taken 4 loans out that I have paid off before getting new ones. Maybe cuz each one was higher ie car and such so its taken me longer. I didnt know I could authorize him on my credit card.

presuming you have some credit history, he will likely have none. When my wife came over, we purchased a house within a couple of months. I simply took the entire loan alone, so we could quickly get into a place and get the best interest rate. I added her to my credit cards, and we co-purchased a new car for her, and within 1 year, she had 775 credit score. But, she is not on the home loan, but it makes no difference now.

Same as dmck. My husband's name alone is on the loan since I didn't have any credit history and then we added my name to the title later, still without any credit for me.

Adding name to the title has nothing to do with the loan.

In most cases will need 20% down to avoid PMI and to secure lowest interest rate.
