Does the affidavit have to be notarized? There has been some posts saying it's required and others saying that just having the document signed is enough. Should I put it in unsigned and just see if they push back?
They don't have to be notarized but it wouldn't hurt if you did. If you're not notarizing them make sure they are signed, at least.

I didn't have mine notarized but I only sent my package in last week so I don't know if that will be an issue yet.

If your other evidence is weak, being notarized wouldn't hurt. The VJ templates are setup to be notarized.

Any chance you have a link to the templates? I'm thinking to add some letters from family friends also. Thanks!

What sort of info should be in these letters? Other than the dates regarding how long we've known our friends.. like "they are a loving couple, we take trips together, bbq together etc" ?

That's what we had our friends write up; we also made sure to notarize them.
The opening line written by one of our friends on one of our addidavits read as follows: "I first heard of her (that would be me, the permanent resident) when Matt (my husband) started working here-he would not stop talking about her, and mention her constantly. He still mentions her 2 years later"-lol. And he's serious (Matt is a big moosh). I hope whoever reviews my file has a sense of humour...bahaha. It cracked me up.
